“Interior designer” and “renovation contractor” are often used interchangeably in Singapore, but they describe different things — and the difference decides how your project is run, who is accountable, and where problems get resolved. What a renovation contractor does
A renovation contractor carries out the physical work: hacking, masonry, tiling, plumbing, electrical, carpentry and finishing. In Singapore, any contractor renovating an HDB flat must be listed in HDB’s Directory of Renovation Contractors. A contractor is the right choice when you already know exactly what you want built — a defined scope such as a single kitchen or bathroom — and you need it executed to standard, on schedule, within the rules.
What an interior designer does
An interior designer plans the space before anything is built: layout and space planning, material and colour selection, lighting, carpentry design, and how the finished home should function day to day. A designer is the right choice when you want the space reimagined, not just refreshed — when the value is in the thinking, not only the building.
The gap between them
When the designer and the contractor are two separate companies, a gap opens between the drawing and the site. Every discrepancy becomes a negotiation: the contractor says the design is not buildable as drawn; the designer says the contractor did not follow the drawing; and the homeowner is caught in the middle, coordinating two parties who each point at the other. This is the single most common source of renovation disputes.
Design-and-build: one accountable team
Design-and-build closes that gap. One company is responsible for both the design and the construction — one contract, one schedule, one point of accountability from the first measurement to the final water test.
