What a condo package covers

Condo renovation answers to your building’s management rather than to HDB, so a real part of the job is access, protection and getting through the MCST cleanly:

  • MCST renovation submission — drawings, contractor insurance and the renovation deposit lodged with your management office.
  • Common-area protection — lift padding, corridor and lobby sheeting, and debris removed by the route the building specifies.
  • Works scheduled inside permitted hours — most estates allow weekday daytime works only, which shapes the programme from day one.
  • Carpentry — kitchen cabinetry, wardrobes, TV feature and vanity units, often in taller runs than an HDB flat allows.
  • Stone, tile and premium finishes — including imported slabs where the design calls for them.
  • Wet-area waterproofing and full electrical and plumbing works.
  • Ceiling, cove lighting and partition works, planned around existing bulkheads and ducting.
  • Painting — Nippon or Dulux, two coats.
  • Dedicated project manager, post-renovation cleaning and a 12-month workmanship warranty.

Facade elements — external windows, balcony railings and anything visible from outside — normally cannot be altered under estate by-laws, so the design works inside that boundary.

How a condo renovation runs

  1. Consultation and by-law check — we read your estate’s renovation rules before designing, because permitted hours and access windows drive the schedule.
  2. Design & 3D — layout and perspectives worked around existing bulkheads, ducting and structural walls.
  3. Itemised quote — a transparent scope of works; the package price is your starting point, not a surprise.
  4. MCST submission and build — deposit and drawings lodged, service lift booked, common areas protected, then trades sequenced.
  5. Handover — joint walkthrough, defects list, your 12-month warranty, and we close out the MCST deposit refund with management.

Programme length depends far more on unit size and access than on flat type: a compact unit can finish in 10–12 weeks, while a larger home with stone works and joinery runs longer.

Why condo jobs need a contractor who has done them

The technical work is not the hard part — the coordination is. Missing a service-lift booking, running noisy works outside permitted hours, or lodging an incomplete submission can stop a site for days and put your deposit at risk.
