Read the Lease Before the Floor Plan
Most office leases carry a reinstatement clause: what you build today, someone must strip out at lease end. Designing with that in mind — which walls are demountable, what the landlord considers base building — changes cost over the whole lease, not just the fit-out invoice. We flag these decisions at design stage, when they are still cheap to make.
Services Carry the Layout
Desks move easily; air-conditioning zones, power, data and lighting do not. The layout that looks best on a slide can fight the ceiling above it — so we plan workstations, rooms and collaboration space against the M&E reality of your floor plate, and coordinate the services works before partitions commit the geometry.

Space plan and M&E strategy are developed together, with building management submissions prepared early.

Long-lead items — furniture systems, glass partitions, specialist lighting — are ordered while approvals run.
4. Expectations & Actionables
Hoarding up, then services first: air-conditioning, power, data and fire-safety works in their approved sequence.
5. Meticulous Implementation
Partitions, ceilings, finishes and joinery follow, inside the building’s permitted hours.
6. Customer Satisfaction
Testing, inspections and management sign-offs are completed before your move-in weekend, not after it.

How disruptive is an office renovation to operations?
It depends on whether you are fitting out a new unit or renovating in place. In-place works are phased and noisy tasks packed into permitted windows; new-unit fit-outs run in parallel with your current tenancy so the move is a weekend, not a month.
What is a reinstatement clause and why does it matter now?
It is the lease term requiring the unit to be returned to its original state at lease end. Designing with demountable elements where sensible reduces what that day will cost — a decision made at design stage, not at exit.
Do you coordinate aircon, power and data?
Yes — the space plan and the M&E strategy are developed together, and services works are sequenced before partitions fix the geometry.
